Roof Inspection and Maintenance in Los Angeles, CA

A roof inspection from Global Green Roofing tells you where your roof stands: what needs fixing now, what can wait, and roughly how much life it has left. In Los Angeles we check the covering, flashing, penetrations, drainage and, where accessible, the attic, and you receive a photo report. Maintenance visits then keep small problems from becoming leaks.

When should you get a roof inspection?

These are the moments an inspection pays off most:

  • Before buying a home, or before listing one for sale
  • After a major storm, high winds or a nearby wildfire, even if nothing is leaking yet; CAL FIRE notes embers can ignite homes up to a mile from a fire
  • Before the rainy season, when the dry months may have hidden weak spots
  • Before installing solar panels, so the roof under them has the life to match (why that matters)
  • When the roof is past 20 years, the age at which the Asphalt Roofing Manufacturers Association calls a roof a prime candidate for reroofing

What a roof inspection covers

We work through the roof from the edges to the ridge and record each item with photos:

The roof covering

Shingle wear, granule loss, cracking and lifting; cracked, slipped or broken tiles; fastener and seam condition on metal; blisters, splits and ponding on low-slope membranes.

Flashing and penetrations

Walls, chimneys, skylights, vents and pipe boots, where leaks commonly begin.

Drainage

Gutters, downspouts, scuppers and drains, and whether water leaves the roof the way it should.

Attic and ventilation

Where accessible: water marks, daylight through the deck, and whether the attic has balanced intake and exhaust ventilation.

Drone photos of what cannot be walked

Steep slopes, fragile tile and high or hard-to-reach sections are photographed by drone, so every slope is in the report without risking broken tiles or an unsafe climb.

What the inspection report tells you

Findings are grouped into three plain categories so you can act on them without a roofing vocabulary:

  • Fix now: items that are letting water in or will soon, with photos of each; these become a roof repair scope, or a roof replacement proposal when they are roof-wide.
  • Watch: wear that is normal for the roof's age and worth re-checking at the next visit.
  • Fine: parts of the roof in good condition, so you know what does not need money.

The report ends with an estimate of the roof's remaining life. It is an estimate, based on the material, its visible condition and the state of the flashing and underlayment where it can be seen, and it is labelled as one.

Inspecting tile roofs: what you cannot see from the ground

On a tile roof, the tiles can look perfect while the underlayment underneath is failing, and that layer stops the water that gets past the tiles. The Tile Roofing Industry Alliance calls it critical to the roof system. Where the tiles allow, a few are lifted at the eaves, valleys and around penetrations to see the underlayment directly. Inspections when buying or selling a home

Before a purchase, the photo report shows the buyer what the roof needs now and what can wait, which helps in a negotiation; before a listing, it gives the seller time to fix what a buyer's inspector would find. The report describes condition and repairs only: we do not issue roof certifications, so if a lender or insurer asks for one, ask them exactly which document they need.

What routine roof maintenance includes

Small problems caught early stay small. A typical tune-up visit clears debris from the roof and valleys, cleans gutters, resecures loose shingles or tiles, reseals flashing where the sealant has aged, replaces cracked pipe boots, and reports anything that needs a larger repair.

We suggest a visit once a year, ideally before the rains, and again after major storms. Roofs under trees need it more often, because leaf buildup in valleys and gutters holds water against the roofing.

Roof Inspection & Maintenance questions

Do you walk on tile roofs?

Tile can crack under a careless step. The Tile Roofing Industry Alliance advises stepping only on the bottom 3 inches of each tile, where the tile below supports it, and staying off hips and valleys; where that is not safe, the area is inspected from the eaves and from photos.

Is an inspection useful when buying a home?

Yes. It gives you a clear picture of the roof before you commit, and the report can support your negotiation if repairs are needed.

CAL FIRE warns that wind-blown embers can ignite homes up to a mile from a fire, so homes near a recent fire, such as the 2024 Mountain Fire near Camarillo, are worth inspecting even when nothing burned. Other cities are on our service areas page.
